Based in Southend-on-Sea covering Essex, London and surrounding areas
More than simply getting a property let
Following the internal progression of one of our team members into a new role within the business, we’re looking for an ambitious, commercially minded Lettings Negotiator who knows that a successful let is about more than speed. It’s about presenting each property brilliantly, generating the right interest and securing a suitable tenant for a successful, sustainable tenancy.
This is a varied, hands-on role for someone who enjoys spotting opportunities, building relationships and making things happen. You’ll manage the lettings journey from marketing and applicant qualification through to viewings, negotiation and move-in.
You’ll have the freedom to organise your own diary and take ownership of your results, while working closely with a supportive wider team.
The role at a glance
- Salary: £30,000–£50,000 OTE per annum
- Contract: Permanent, full time
- Working arrangement: On site
- Location: Southend-on-Sea, with regular travel across Essex, London and surrounding areas
- Reporting to: Head of PRS
- Working pattern: Weekend availability is required as part of the agreed rota
- Driving licence: A full UK driving licence is essential
What you’ll be doing
- Taking proactive ownership of vacant properties and helping to minimise avoidable void periods
- Creating compelling property listings with excellent photography, video and engaging, accurate descriptions
- Responding promptly to enquiries and qualifying applicants to understand their needs, circumstances and suitability
- Organising and conducting viewings, presenting each property confidently and professionally
- Following up applicants, handling objections and converting genuine interest into suitable offers
- Negotiating terms and making clear, commercially informed recommendations
- Helping to secure the right tenant through fair, consistent and objective qualification, affordability and referencing processes
- Monitoring listing performance and recommending changes to pricing, presentation or marketing where required
- Maintaining accurate applicant, viewing and property records within the lettings system
- Preparing inventories and conducting professional check-in and check-out appointments
- Supporting the wider property team with enquiries, maintenance reporting, account queries and payments when needed
- Identifying new opportunities and contributing ideas that improve performance and customer experience

Requirements
What we’re looking for
You’ll be commercially aware, proactive and eager to progress. You’ll notice opportunities others might miss and have the confidence to suggest a better approach when something isn’t working.
You’ll also be:

Experience and qualifications
Previous experience in lettings, estate agency or the wider property industry would be an advantage. We’re also open to commercially strong candidates from a customer-facing or sales background who can demonstrate the right energy, judgement and attitude.
You’ll need:
- Experience in a customer-focused, sales or property environment
- Strong written and verbal communication skills
- Confidence using Microsoft Word, Excel and email
- A full UK driving licence
- GCSE English and Maths, or equivalent
- Experience using lettings or property-management software—particularly Qube SLM—and an ARLA Propertymark or other recognised property qualification would be beneficial but are not essential.

- Properties are marketed promptly, accurately and to an excellent visual standard
- Viewings and applicant follow-up are responsive, organised and commercially effective
- Suitable tenants are secured efficiently, with quality and long-term fit considered alongside speed
- Records, inventories and handovers are accurate and completed on time
- Opportunities are identified and acted upon
- Colleagues and customers experience you as positive, reliable and easy to work with
