Property Manager
Marylebone, London
£37,500 per annum + commission opportunities
We are seeking an organised and detail-oriented Property Manager to join a busy office in Marylebone. The ideal candidate will have a minimum of three years' experience in property management, excellent communication skills, and a strong focus on accuracy and client service.
This role involves managing both the financial administration of tenancies and the day-to-day management of residential properties, ensuring a high level of service to landlords and tenants.
Key Responsibilities
Allocating reservation fees and processing new tenant files, setting up tenancies accurately on the system
Collecting, authorising and monitoring rent payments
Preparing landlord statements and invoices
Managing weekly contractor and agent fee payments and producing statements
Charging contractor expenses and processing miscellaneous payments such as refunds and final utility bills
Handling deposit transfers and repayments
Retaining Non-Resident Landlord tax and completing quarterly and annual returns to HMRC
Preparing annual landlord tax statements and submitting landlord income returns to HMRC
Ensuring accurate daily banking totals and carrying out regular account reconciliations
Chasing rent arrears and unpaid landlord invoices
Assisting the external accountant with annual audits
Instructing contractors to carry out routine maintenance and repairs
Organising gas safety and electrical safety inspections
Arranging property inspections and sending reports to landlords
Managing check-out reports, costing dilapidations and negotiating deposit returns between landlord and tenant, escalating to arbitration where required
Managing housing licence applications
Negotiating tenancy renewals between landlords and tenants and preparing the necessary documentation
Providing out-of-hours emergency repair cover when required
Candidate Requirements
Minimum 3 years' property management and tenancy accounting experience
Strong client-facing and communication skills
Excellent organisation and attention to detail
Ability to manage multiple tasks in a busy environment
ARLA Qualified is beneficial but not essential
Salary & Benefits
£37,500 salary
Opportunity to earn commission through revenue generated from maintenance works
Monday to Thursday, 9:00am-6:00pm; Friday, 9:00am-5:30pm
