Lettings Negotiator & Property Manager
Location: Cobham, Surrey
Salary: OTE £35,000. (Basic £28,000 DOE)
Hours: Full time
Working pattern: 9 day working fortnight
The Opportunity
An exciting opportunity has arisen for a proactive and professional Lettings & Property Management Negotiator to join a growing and dynamic property business.
This is a varied and rewarding role combining lettings negotiation with hands on property management responsibilities. It would suit someone who enjoys being client facing, thrives in a fast paced environment, and takes pride in delivering outstanding customer service to both landlords and tenants.
You will be the first point of contact for tenants, landlords, and applicants, ensuring that the lettings and property management process runs smoothly, professionally, and compliantly at all times.
The role Lettings & Negotiation
As part of the lettings function, you will:
- Conduct property viewings with prospective tenants
- Negotiate offers between landlords and tenants to secure successful tenancies
- Progress tenancy applications, referencing, and associated paperwork efficiently
- Build and maintain strong relationships with landlords and applicants
- Ensure all documentation is accurate and compliant
This element of the role requires confidence, commercial awareness, and the ability to communicate clearly and professionally.
Property Management
Alongside lettings, you will also support the management of a residential portfolio, including:
- Acting as the first point of contact for tenants regarding maintenance issues and queries
- Coordinating property maintenance, liaising with contractors and landlords
- Problem solving effectively to ensure issues are resolved promptly
- Carrying out property inspections and ensuring compliance with legal and safety requirements
- Supporting landlords with tenancy renewals and providing market advice where required
This is a hands on role where organisation, attention to detail, and the ability to prioritise are essential.
What we are looking for
- Previous experience within lettings, property management, or a similar customer facing role, preferred but not essential
- Strong communication and negotiation skills
- Excellent organisational ability with high attention to detail
- A confident problem solver who can work calmly under pressure
- Professional and approachable manner with a genuine focus on customer service
- Full UK driving licence
