Lettings Manager – Estate Agency

Location: Nuneaton
Basic Salary: £30,000 – £32,000
On Target Earnings: £45,000 – £50,000 (uncapped commission)
Working Hours: Monday to Friday, 9:00am – 6:00pm
Saturdays: One in every two (10:00am – 2:00pm) with a day off in lieu (Thursday)

An established and highly regarded independent estate and lettings agency in Nuneaton is seeking an experienced and driven Lettings Manager to lead and develop its lettings division.

This is an excellent opportunity for a Senior Lettings Negotiator, Lettings Valuer, Assistant Lettings Manager or existing Lettings Manager looking to join a dynamic, close-knit team where performance is recognised and rewarded. The business has strong local market presence, excellent internal culture and a reputation for delivering outstanding service to landlords and tenants.

The successful candidate will have genuine autonomy to grow the lettings portfolio, lead the team and drive revenue within a supportive and ambitious environment.

Lettings Management and Leadership

• Manage, motivate and develop the lettings team to achieve performance targets

• Lead by example in generating instructions and closing deals

• Monitor team KPIs including valuations, viewings, lets agreed and revenue

• Maintain high service standards and ensure professional conduct at all times

Business Development and Valuations

• Conduct lettings valuations and convert market appraisals

• Generate new landlord instructions through prospecting and networking

• Build long-term relationships with landlords, investors and local clients

• Identify growth opportunities within the Nuneaton rental market

Compliance and Lettings Operations

• Ensure full compliance with current lettings legislation including Right to Rent, Deposit Protection, Gas Safety, EICR and EPC requirements

• Oversee tenancy agreements, renewals and property marketing

• Manage CRM systems and online property portals

• Resolve escalated landlord and tenant matters professionally

Commercial Performance

• Drive revenue across new lets, renewals and property management services

• Maximise fee opportunities and increase overall branch profitability

• Basic salary of £28,000 – £30,000

• Realistic on-target earnings of £45,000 – £50,000 with uncapped commission

• Proven track record in winning instructions and converting valuations

• Strong understanding of UK lettings legislation and compliance

• Full UK driving licence
