Property Manager

Location: 6B New Mart Road
Salary: £32,400
Annual Leave: 28 (including statutory holidays)

If you’ve worked in property and you’re used to juggling a portfolio while chasing updates, this role will feel different.

At Albany, you manage your own portfolio and you are the main point of contact for both landlord and tenant. You are not handing work off between departments or waiting on someone else to act. You deal with the issue, follow it through, and keep control of it.

It is a busy role. But it is structured. You will know what needs done and when, with clear processes behind you and a team that steps in when things build up.

With a pending acquisition and continued growth, we are expanding our Edinburgh team.

What you’ll be responsible for

You will manage a portfolio of residential properties day to day, including:

Acting as the main contact for landlords and tenants
Overseeing tenancies from move-in through to move-out
Handling maintenance through Fixflo, coordinating contractors and tracking progress
Carrying out inspections, recording property condition and issuing written follow-up
Keeping compliance on track - safety certificates, renewals, and documentation
Managing rent arrears with clear communication and documented actions
Maintaining accurate records across your portfolio
This is a role where you stay close to your properties and your clients. You are not one part of the process - you run it.

What we’re looking for

Experience in property management, lettings or a similar role is preferred
Strong candidates from client-facing roles with transferable skills will also be considered
Able to manage multiple priorities without losing track of detail
Comfortable dealing directly with landlords and handling issues as they arise
Clear and professional communicator
Experience in the Scottish PRS and knowledge of Scottish legislation

Full UK driving licence
